Do you need planning permission for a garage conversion?

In England, planning permission is not usually required for a straightforward internal garage conversion that does not enlarge the building. However, there are important exceptions.

The Planning Portal specifically warns that permitted development rights can be affected by restrictions such as planning conditions or Article 4 Directions, and that the standard permitted-development guidance applies to houses rather than flats and certain other property types.

You should therefore check your individual property rather than assuming that "garage conversion = no planning permission".

Building Regulations

An integral garage may currently be separated from the house by a door, structural wall, non-structural partition, steps or a change in floor level.

Removing or widening the connection can make the conversion feel much more integrated. However, structural alterations may require structural calculations, steelwork, temporary works and Building Control approval.

Don't automatically remove the wall.

Sometimes the best solution is to retain part of the separation. A carefully positioned opening can provide visual connection, acoustic separation, furniture walls, storage and structural efficiency.
