Process

  • Free initial consultation via email, phone call or online video call.
    During the conversation we will discuss your goals, budget, property, requirements, timelines in general and broad advice how to proceed. Following our conversation, I will be able to confirm my fee proposal for your consideration.

  • Following my appointment and before we can start designing usually every project requires up to date survey drawings of the existing buildings and site. Unless you have made other arrangements I will carry out on site survey and will produce drawings of your property as existing.

  • If we haven’t already, we will discuss your requirements in more detail (such as space requirements, features, architectural style, …). Based on our discussion I will develop layouts and visual direction with one or more options for your consideration and will revise them if needed.

  • The final approved concept design will be turned into planning drawings and then a planning application will be prepared and submitted to the Local Authority. While approval cannot be guaranteed planning application is usually determined within 2 months of submission. Some small extensions do not require planning permission in which case we will apply for a Lawful Development Certificate instead. This process also takes 2 months to determine.

  • Once the planning approval is granted based on these drawings a new technical set of drawings suitable for Building Regulations Application will be produced and submitted. Additional supporting information may be required from a structural engineer or other consultants who will be appointed directly by the client. I will let you know if there is a need for such consultants. Building regulations application takes about 1 and a half month to determine.

  • Usually, clients prefer to appoint me only until Building Regulations stage. After they make all further arrangements for procuring the building works by themselves. However, on request I can consider assisting you with contractor selection, tenders, contract administration, inspections.

  • If you would like to appoint me for interior design ideally this should be stated at the beginning of the project during briefing so the interior design can be well incorporated into the overall design.
