STEP 2
Initial meeting &
desktop study

As necessary before or after our conversation I will carry out a desktop study of your property to understand how best to achieve your goal. This usually includes looking at satellite and street view images of your property, research into local Planning Authority Policies and searches on nearby planning applications.

During the conversation we will discuss your goals, budget, property, requirements, timelines in general and broad advice how to proceed. Following our conversation, I will be able to confirm my fee proposal for your consideration.

STEP 3
Measured Survey

Following my appointment and before we can start designing usually every project requires up to date survey drawings of the existing buildings and site. Unless you have made other arrangements I will carry out on site survey and will produce drawings of your property as existing.

STEP 4
Design Choice

Based on our discussion I will develop 3 design options for you to consider, this will include layouts and visual direction. The chosen design will be developed further.

STEP 5
Managing Planning Application

I will make any relevant Planning Applications on your behalf to the Local Planning Authority and act as your agent throughout the planning process.

(Estimated Duration: Planning application is usually determined within 2 months of submission. Some smaller extensions do not require planning permission because they fall under Permitted Development Rights in which case we will apply for a Lawful Development Certificate instead. This process also takes 2 months to determine.)

STEP 6
Building Regulations
Application

Once the planning permission is granted based on these drawings a new this time technical set of drawings suitable for Building Regulations Approval will be produced and submitted on your behalf.

Additional supporting information may be required from a structural engineer or other consultants who will be appointed directly by the client. I will let you know if there is a need for such consultants.

(Estimated Duration: Building regulations application takes about 1 and a half month to determine.)

STEP 7
Looking After The Finishing Touches

While Building Regulations drawings provide your builder with enough information to build your project safely and to the latest regulations, they will not provide information on the finishing details.

The Specification of Works will detail the required internal finishes, wall coverings, floor coverings, bespoke joinery, and electrical and heating layouts amongst other finishing touches.

STEP 8
Interior Design

Once the detailed design is complete, you have an opportunity to complete your home by choosing the Interior Design items. I offer various interior design packages to suit your home, needs and budget.

STEP 9
Finding the Right Builder
& Site monitoring

I am not associated with any builders but I can assist you with contractor selection, sending out Tender package including drawings and specification of works to 3-4 contractors of your choice to provide you with a comprehensive project price for you. I can assist you with contract administration and site monitoring to keep check on progress of your contractor.
