Process

Free initial consultation via email, phone call or online video call. During the conversation we will discuss your goals, requirements, timelines in general and broad advice how to proceed. Following our conversation I will be able to confirm my fee proposal for your consideration.

Following my appointment and before we can start designing sually every project requires up to date survey drawings of the existing builings and site. Unless you have made other arrangments I will carry out on site survey and will produce drawings of your property as existing.

We will discuss your requirements in more detai (space requirements, features, architectural style,etc.). Based on our discussion I will produce a sketch design which will be revised untill your satisfaction.

The final approved sketch design will be turned into planning drawings and then a planning application will be prepared and submitted to the Local Authority. While approval cannot be guaranteed planning application is usually determined within 2 months of submission. Some small extensions do not require planning permission in which case we will apply for a Lawful Development Certificate instead. This process also takes 2 months to determine.

Once the planning approval is granted based on these drawings a new technical set of drawings suitable for Building Regulations Application will be produced and submitted. Additional supporting information may be required from a structural engineer or other consultants who will be apointed directly by the client. I will let you know if there is a need for such consultants. Building regulations application takes about 1.5 month to determine.

Usually clients prefer to appoint me only to Building Regulations approval stage. After they make all further arrangements for procuring the building works by themselves. However on request I can consider to assist you with tenders, contract administration, inspections.

If you would like to appoint me for interior design this should be stated at the begining of the project during briefing so the interior design can be well icorporated into the the overall design.

I work in Richmond, London, Greater London area and Surrey but can offer services to other parts as well. I can offer in person appointments as well as 100% online remote architectural services to the clients. Over the years I’ve found utilizing the online consultation to be often faster and simpler than the conventional in-person architectural services. You can choose which one suits you more.
As an architectural designer I have been turning projects from ideas to reality for more than 10 years. I have worked on residential, commercial and industrial developments and I have lead projects from their conception through permits to their completion in England and overseas.

In order to keep your costs at minimum where possible I offer a fixed price that includes “normal” amount of revisions to get your project into final form and to get approved. This means vast many of the projects are only charged the fixed price. However some projects may require extra work (e.g. due to too many revisions, substantial change of the scheme or if planning/building officers require extra documentation) then the extra work would be charged by hourly rate.
After our initial conversation I will be able to provide you with a quote that is based on project type and complexity.
